Our down-payment assistance program helps eligible US veterans close the gap between loan approval and closing — making homeownership reachable for veteran families who have the income to carry a mortgage but not the cash to cover down payment and closing costs.

Eligibility
- Honorable discharge from US military
- Pre-approved for VA home loan OR conventional mortgage
- First-time homebuyer (or not owned home in past 3 years)
- Household income at or below 120% of HUD area median income (look up your county)
- Property price at or below $350,000
- Complete a HUD-approved homebuyer education course (~3 hrs, free; find one)
- Property must be your primary residence

How much is the grant?
Typical $5,000. Maximum $10,000. It's a grant — not a loan — with zero interest and no repayment. Funds are released at closing directly to the title company.
Who qualifies?
US military veterans with an honorable discharge, pre-approved for a VA loan or conventional mortgage, first-time homebuyer (or not owned a home in 3+ years), household income at or below 120% of HUD area median income (AMI), property price at or below $350K, and the property must be your primary residence.
What documentation do I need?
DD-214 (or VA ID), mortgage pre-approval letter, last 2 years of tax returns, recent pay stubs or income verification, and 3 months of bank statements.
Do I need to complete a homebuyer education course?
Yes. A HUD-approved homebuyer education course (~3 hours, online or in-person, free). Find one via the HUD Housing Counselor Search — we do not require a specific provider.
How long does approval take?
Typical review 2-3 weeks from complete application. Funding is subject to our program pool; we review applications monthly.
Can I stack this with VA benefits?
Yes. This grant is designed to complement VA home-loan benefits by covering down payment and/or closing costs. Veterans using conventional mortgages are also eligible.
What counts as "area median income"?
HUD publishes annual income limits by metropolitan area. For a quick estimate, HUD's HUDUSER tool lets you look up your county's AMI thresholds by household size.
